These dues are paid in two installments of $1,580, which are due in January and July each year.

For homeowners who prefer to think in monthly terms for budgeting purposes, this works out to approximately $263 per month.

The annual dues are based on one or two occupants per household. If additional residents live in the home, each additional occupant is required to pay an additional 50% of the annual dues.

Do HOA Dues Increase Over Time?

Yes, HOA dues typically increase periodically as operating costs change and the community budget is updated.

Under the SaddleBrooke HOA 1 CC&Rs, the annual dues cannot increase by more than 10% in any given year.

For context:

2025 annual dues: $2,980
Current annual dues: $3,160

The HOA board establishes the annual budget during the fourth quarter of each year, and the dues for the following year are set as part of that budgeting process.

Are Special Assessments Possible?

Yes. In addition to the annual HOA dues, the association may occasionally levy Special Assessments.

It is important to distinguish these from the annual assessment, which simply refers to the regular yearly dues.

Special Assessments are used when additional funding is needed for major community projects or improvements.

According to the governing documents:

• The Board of Directors may approve Special Assessments
• Assessments cannot exceed $300 per household per year without a majority vote of homeowners
