SaddleBrooke real estate market update:

Inventory has ticked up over the past few weeks, giving buyers a little more leverage while still creating opportunities for sellers with the right property.

According to the MLS of Southern Arizona, there were 16 new listings in the SaddleBrooke subdivision in the last 7 days. This is perhaps attributed to sellers who likely “wait until the Fall” as a listing strategy.

These new listings include:

• 3 Robson/Spec homes in The Preserve

• 1 Resale home in The Preserve

• 2 Two story homes

There are also several noteworthy “Coming Soon” listings, including a nicely updated Madera situated on cul-de-sac lot with a pool & mountain views at 36980 S Ridgeview Court, and a beautifully updated Shalimar with mountain views at 38095 S Elbow Bend.

But why wait until Fall? August was also a very active month for SaddleBrooke real estate. There were 20 closings, with a median sales price of $513,500. List price to sold price ratio was 99 percent, and average days on market was 27. These are all strong numbers, showing that there is never a bad time to sell real estate in SaddleBrooke.

For buyers, more inventory means more choices and potentially more negotiating room.

For sellers, there is still time to take advantage of the late-summer market before inventory continues to increase as we go into the Winter season.
